REAL ESTATE | Walgreens update in West Bend, WI

West Bend, WI – It was October 2024 when Walgreen Corporate denied rampant rumors that one of the Walgreens stores in West Bend, Wi, would be closing. At the time Samantha Stansberry said, “Thanks, No – we do not have any store closure announcements in West Bend, Wisconsin at this time.”

Stansberry also clarified there were no plans to close the pharmacies inside the stores either.

Now comes a listing on matthews.com that the property Walgreens has leased, 1921 S Main St, West Bend, WI 53095 is for sale.

A couple bullet points:

 – The price is $4.750 million or $320 per square foot.

 – The building dates to 2010 and is listed at 14,820 square feet.

 – Walgreens has a signed lease for about the next 10 years.

 – Some of the terms on the real estate listing include high-visibility, robust retail corridor, and exceptional sales performance exceeding $3.54 million in annual sales, according to Walgreens.

REAL ESTATE UPDATE: There’s bound to be a change in landscape on S. Main Street as quite a few buildings are vacant/for sale including: Omicron, VisionWorks (future home of Culvers), old Panera on S. Main Street is vacant with the possibility half that storefront will be the new home of VisionWorks. Pedal Moraine is for sale as is Forward Dental.

On a history note: 

The first Walgreens in West Bend was on the east side of Main Street in the downtown. It was part of West Bend Drugs, located where the Candy Man is now, 121 N. Main Street. The sign read Walgreens Agency.

 

West Bend currently has two Walgreens. The one on S. Main Street and one on Highway 33 on 18th Avenue.

In 1994 Walgreens built on the southwest corner of Decorah Road and Main Street. At the time, it was one of the few businesses open 24/7.

In 2017 that store location sold for $1.34 million to Kwik Trip. Below are some photos/video of the Walgreens build and the demolition.

Below is an article from 2017 when the Walgreens on Decorah Road was leveled. 

Dec. 18, 2017 – West Bend, WI – The building at 806 S. Main Street has been sold. Last Friday, Dec. 15 Kwik Trip closed on the purchase of the former Walgreens for $1.34 million.

Below are some pictures from when the Walgreens was built in 1994.

Coming up this spring (2017) Kwik Trip will demolish the building and construct its own store on the southwest corner of Decorah Road and Main Street.

During the Sept. 5 meeting the Plan Commission requested a traffic study from Kwik Trip.

Kwik Trip submitted two packets of information with the conclusion:  No intersection modifications are expected to be necessary to accommodate the proposed Kwik Trip development. All movements are expected to continue to operate desirably with the completion of Kwik Trip.

Several commission members had concerns about traffic patterns considering the two schools in the vicinity including St. John’s Lutheran and Badger Middle School.

There were also concerns about an outdoor speaker system. Kwik Trip said it amended its plan and the overhead speakers would be used only for emergency, no music would be played and the pumps would have speakers built in.

Plan Commission member Jed Dolnick had several questions about the traffic study including Exhibit 6 where there would be 3,260 driveway trips.

Dolnick voted in opposition to the zoning change, indicating he still had concerns about “a lot of traffic at the corner during peak hours” and he was concerned about moving a driveway closer to Decorah Road.

“As I expressed last month I think we’re making a mistake,” he said.

The Plan Commission also talked to Kwik Trip real estate development manager Troy Mleziva about how semis would refrain from backing up onto Fifth Avenue or Main Street.

“We will provide those details in writing,” he said. “We can control the time we deliver during non-peak times.”

This would be the second Kwik Trip in West Bend. The plans detail a 7,316-square-foot building with 20 gas pumps on five pump islands.

The development must still be approved by the Common Council. That will likely be on the Oct. 16 agenda.

If approved Mleziva said construction would start in 2018.

“Thank you for Kwik Trip to continue to do business in West Bend,” said Mayor Kraig Sadownikow.
