REAL ESTATE | Chicken fight??… as potential out lot development heats up at former Shopko

March 18, 2022 – West Bend, WI – A pair of national chicken chain restaurant franchises are eyeing up possible development in the out lot of the former Shopko on S. Main Street in West Bend, WI.

Early word is the conversation includes a Popeyes franchise and/or Chick-fil-A.

The closest Popeyes is on Good Hope Road just south of Menomonee Falls with another outlet on Burleigh Road in Wauwatosa.

Chick-fil-A already has a presence in Washington County on County Line Road in Germantown.

In Fond du Lac, WI a Taco Johns has opened in the out lot of that former Shopko.

It was December 12, 2021 when WashingtonCountyInsider.com first floated the balloon about whether building developer Corta Development out of Orlando, Florida would use the same gameplan with West Bend’s Shopko as it had with other stores in Fond du Lac and Sheboygan Counties.

The rumor at the time was BigLots! but by January 2022 confirmation came in about five Below and HomeGoods also securing a spot on S. Main Street.

Today the final piece of the 4-shop puzzle came to fruition as Sierra is looking at coming to town.

Sierra, which has a store in Brookfield, is the latest piece of the puzzle. According to the corporate website, “Sierra offers the top brands for an active and outdoor lifestyle, with a vast selection of products for men, women, children & pets at amazing savings.”

On a larger real estate note – keep an eye on the parking lot outside the old Shopko and close to Panera.  Adam Williquette with American Commercial Real Estate said the former Benda Podiatrist has an accepted offer.

The scuttle on Panera is it will build a new location in the former Shell south site on Paradise Drive and Parkway Drive, splitting the lot with a new Chipotle Mexican Grill.  Stay tuned!

That building, 1626 S. Main Street, has been on the market for years.

Cory Presnick with Corta Development confirmed his firm has that parcel in its sights. “We’re under contract to buy that site,” he said. “It is a small parcel so individually it is hard to develop but the intent is to fold it into a large part of our development with the other parcels.”

Presnick said visually, it will help open the sightlines on the overall development with the former Shopko.

Presnick said he doesn’t expect to close on the purchase for a couple months yet.

This is a working story, and more information will be posted when details become available.

  1. The Chic-fil-a mentioned is in Menomonee Falls (not Germantown) which is actually Waukesha County! So technically there is no Chic-fil-a presence in Washington County. Chic-fil-a for the win!!

  2. We’re in desperate need of a good fried chicken place. I’ve tried both KFC.The one in West Bend REALLY sucked. I also tried the one in Menomonee Falls and that wasn’t much better. I’m transplanted from Chicago and I really miss Popeyes chicken. Looking forward to the new shopping plaza. Love HomeGoods.I shop there all the time.
